Licensing shapes the building. We plan for it from day one.
A child care center is a licensed facility, and the license drives the design. Whether a center serves infants and toddlers or only older children changes how the building is classified under the Florida Building Code, and that affects fire protection, exits, and cost. Licensing sets minimum usable space per child, indoors and out, along with restroom and sink requirements. Getting those decisions right early is the difference between a smooth approval and an expensive redesign.
We also look at your project the way you and your lender will. Licensed capacity drives your revenue, so we plan the layout and the budget around how many children the center can serve. If the numbers don't support the project, you'll hear it from us before you sign the lease or close on the building.

New, freestanding centers for operators ready to own their building. We work alongside your broker to evaluate the site, underwrite the project, and build it through certificate of occupancy.
Planning around your financing.
Many child care operators finance their buildings through SBA programs. We price your project early, often from a floor plan and a location, so the budget you take to your lender holds up through construction.
