Invision acquires medical, dental, and professional office properties in Central Florida. We underwrite quickly, buy as-is, and do not tie up property we cannot close on.
How we buy
Certainty of close.
When we make an offer, we have already run the numbers. We underwrite every deal ourselves, and the person who signs the contract is the person who made the decision. No committee, no approval process, no waiting on someone else's read of your property.
We buy as-is. If deferred maintenance or vacancy is part of the story we price it in at the front end, not after you have spent three months in due diligence.
We do not tie up property we cannot close on. If the numbers do not work, we will tell you that directly rather than holding your asset while we figure it out.

Acquisition criteria.
Property type
Medical, dental, veterinary, and professional office. Single-tenant and multi-tenant. Retail-to-medical conversion candidates considered.
Size
2,000 to 20,000 SF.
Price range
Target acquisition price range — $500K to $5M.
Geography
Orange, Seminole, Osceola, Lake, Volusia, and Brevard counties.
Condition
Stabilized, value-add, and vacant. We underwrite deferred maintenance and repositioning cost directly, no surprises after contract.

Land contributions
Prefer a joint venture to an outright sale?
Some landowners would rather contribute their site into a development project than sell it. If you own a well-located parcel and want to participate in the upside of what gets built on it, we are open to that conversation. We have structured land-contribution joint ventures before and can explain how they work without obligation.
